Most maintenance on a rented property is not dramatic. A door that will not latch, a tap dripping into a bath, sealant that has gone black between tenancies, a cabinet door hanging off its hinge, a flat-pack wardrobe left behind by the last tenant that needs rebuilding before the next one moves in.
Individually, many of these jobs may be relatively small. Collectively, they are the kind of maintenance tasks that can slow down a property turnaround or leave a tenant waiting for several separate issues to be resolved.
We work with private landlords with a single property, landlords with several, letting agents and property managers. The work is the same; what changes is how it needs to be documented and billed.

Photographs of the finished work
Where useful, photographs of the completed work can be provided, giving you a clear record of what has been done without needing a second visit just to check.
Proper invoices
Every completed job is invoiced with its reference, the work carried out and the amount due, giving you clear paperwork for your property records.
Access arranged sensibly
Key collection, a meeting on site, or arranging directly with the tenant — tell us which applies and we will work with it. Where a tenant needs to be contacted to agree a time, we can do that rather than sending it back to you.

What we are not
We are not a 24-hour emergency service and we do not advertise guaranteed response times. Urgent work is prioritised where availability allows, and if we cannot get to something in the time you need we will say so straight away rather than leave you waiting to find out.
We do not carry out gas or boiler work of any kind, and electrical work is limited to selected like-for-like accessory replacements — no rewiring, consumer units or new circuits. Anything beyond that needs a suitably registered or qualified engineer, and we will tell you rather than take it on.
Terms that suit the arrangement
For most jobs payment is due once the work is complete. Where materials need buying, a deposit may be required before work begins to cover their cost.
Larger projects may also have a deposit and their own payment terms. Where that applies, the amount and the terms are set out on your quote before you agree to anything.
Established letting agents and property-management clients with regular work can agree payment terms individually rather than settling each job separately. Raise it when you get in touch and we will set something out.
